Privacy Policy

What we collect
Agents: account email, name, password hash, branding profile (headshot, brokerage, license number, phone), billing status via Stripe (we never see full card numbers), and the addresses/prices you analyze.
Homeowners (lead pages): name, email, phone, property address, and a timestamped record of the consent you gave when submitting, delivered only to the one agent whose page you used.
Property owners (Seller Prediction): when an agent requests a contact reveal, we obtain owner-contact data about the property's owner of record. We also compile public-record conditions on a property, which can include ownership and sale history, occupancy and vacancy status, pre-foreclosure or auction filings, tax delinquency, loan type, permit and renovation history, and probate or deceased-owner status. Details are in the owner-contact section below.
Support and feedback: when you send us feedback from inside the product, we receive your message, the page you were on, and any screenshots you attach. Screenshots you send may contain property or owner information you were viewing.
Technical: hashed IP addresses for rate-limiting and abuse prevention, and product analytics.
What we do with it
Generate your reports and marketing content, run your listing sites and lead pages, bill your subscription, and secure the service.
Buyer reports describe the likely buyer pool for a home using aggregate public datasets (census, mortgage-market, and market-trend data). Those describe market cohorts, not named individuals.
Seller Prediction is different, and we want to be plain about it: it works at the level of a specific property. It ranks individual homes, describes the public record attached to each one, and, when an agent chooses to reveal a property, identifies that property's owner of record by name and contact details. Anything we show about a home describes the property and its public record, not a person's private life, thoughts, or intentions. It is shown only to the agent who requested it.
Homeowner leads go to the requesting agent only, never to other agents, advertisers, or data brokers. For what we do and do not sell, see the selling section below.
Seller Prediction owner-contact data
Seller Prediction ranks homes by how likely they are to be listed. When an agent clicks to reveal a property's owner, we retrieve owner-contact data: the owner's name, phone numbers, email addresses, and Do-Not-Call and known-litigator flags. This data comes from public records and licensed data providers such as BatchData.
Why we process it: the requesting agent asks for it to conduct lawful real-estate outreach. Who receives it: only the agent who requested that reveal. It is never given to other agents, advertisers, or data brokers.
Retention: revealed contact data is stored with the requesting agent's farm while their account is active, and is deleted when the farm or the account is deleted.
Numbers flagged on the federal Do-Not-Call registry are marked mail only in the product and are withheld from calling tools; the service has no auto-dialer. Agents remain responsible for their own TCPA and Do-Not-Call compliance.
Do we sell personal information?
We do not sell our users' personal information. Agent accounts, homeowner leads, and billing data are never sold or shared for advertising.
Owner-contact data is different. It comes from public records and licensed providers, not from our users, and we provide it to the requesting agent as part of the paid service. Under some state laws, including the California Consumer Privacy Act, disclosing that data for value can count as a 'sale' or 'share', so residents of those states have the right to opt out.
If you are a homeowner, or anyone whose contact information appears in the service, you can have it suppressed. Email admin@philstringer.com with your name and property address and we will remove your information from future reveals.
Processors we rely on
Stripe (payments), Vercel (hosting and uploads), Neon (database), Anthropic (AI generation, inputs are not used to train their models under our commercial terms), Google (maps and place data, Street View imagery, and Gemini AI for property-photo description, which receives the property address and its street-level image), Resend (email), RentCast (property records), BatchData (owner-contact skip trace, DNC flags, and property-condition data), Melissa (public-record screening, including deceased-owner and probate checks), SchoolDigger (school data), Regrid (parcel data), MapTiler (maps), NLR (public EV-charger data), Cloudflare (bot protection), Sentry (error monitoring). Each receives only what its function requires.
Retention & your rights
Reports and sites persist while your account is active. To delete your reports and your account, email admin@philstringer.com and we will delete them within 30 days. Consent records for leads are retained as legal evidence of the contact permission. Email admin@philstringer.com for access, correction, or deletion requests, including homeowner and property-owner requests about lead or owner-contact records.
Children
The service is for real-estate professionals and homeowners; it is not directed to children under 16.
