Terms of Service

1. The service

BuyerPrediction and Seller Prediction (together, the Service) generate buyer-demand analyses, seller-likelihood rankings of properties, owner-contact reveals, marketing and outreach content, listing websites, and lead-capture pages for real-estate professionals from property, pricing, ownership, and aggregate market data. Rankings are cohort propensity estimates about properties and markets, not statements about any individual's intentions; reports for areas without underlying transaction datasets are AI model estimates.

2. Generated content, your responsibility

Generated Content is provided "as is," as a starting point only. You are solely responsible for reviewing, verifying, and editing Generated Content before any use, publication, or distribution.

BuyerPrediction does not guarantee that Generated Content complies with the Fair Housing Act, state or provincial fair-housing or human-rights laws, MLS or board rules, advertising-platform policies, or the REALTOR® Code of Ethics. You agree not to use the Services to make housing or advertising decisions that prefer, limit, or exclude any person on the basis of a legally protected characteristic.

You will indemnify the Service against claims arising from your use of Generated Content and revealed contact information, including fair-housing, human-rights, telemarketing (TCPA / Do-Not-Call), and anti-spam (CAN-SPAM / CASL) claims. Contact reveals include Do-Not-Call and litigator flags as a courtesy; verifying and honoring those restrictions before any outreach remains your legal responsibility.

3. Not an appraisal

Value estimates and price bands are automated model outputs from public records for market-analysis purposes only. They are not an appraisal, broker price opinion, or a promise of sale price or equity, and must not be presented as one.

4. Accounts & acceptable use

You are responsible for your account credentials and for all activity under your account. Accounts are individual; sharing logins is not permitted. We may suspend or terminate accounts that violate these terms.

You agree not to, and not to allow anyone else to: (a) copy, reverse engineer, decompile, disassemble, or otherwise attempt to discover or derive the source code, models, scoring weights, curves, data sources, or methods behind the Service; (b) scrape, crawl, spider, bulk-download, or use any automated means to extract data or outputs from the Service, or circumvent any usage limit, rate limit, or access control; (c) resell, redistribute, sublicense, republish, or white-label the Service, its underlying data, or its outputs, in whole or in part; or (d) use the Service, its data, or its outputs to build, train, or improve a competing product, model, or dataset.

The property, ownership, and market data that powers the Service is licensed to us and provided to you only as an input to the analyses you view inside the Service. It is not yours to export in bulk, resell, or feed into other systems. We may suspend accounts for any of the above, for quota circumvention, or for attempts to generate discriminatory content.

4b. Beta access

While the Service is in beta, access is also governed by the Beta Tester Terms you accept when you create your account. Beta features may change, break, or be withdrawn without notice, and unreleased features are confidential. Where the Beta Tester Terms and these terms overlap, both apply.

5. Billing

Paid plans bill monthly or annually through Stripe and renew automatically until cancelled. Cancellation stops future renewals; the current period runs to its end. Report packs are one-time purchases that do not expire. Grandfathered legacy plans keep their original terms while continuously subscribed.

6. Leads and consumer data

Homeowner leads captured through your pages are delivered to you alone, with a consent record. You are responsible for contacting leads in compliance with TCPA, CASL, and do-not-call rules, and for honoring consumer privacy requests you receive.

7. Intellectual property

You own the reports and marketing content generated for your listings, subject to our underlying rights in the software, models, and templates. You may not resell or white-label the service without a written agreement. The BuyerPrediction and Seller Prediction names, product design, and report formats are protected, and automated copying of the service is prohibited.

Copyright complaints: if you believe material in the Service infringes your copyright, email admin@philstringer.com with the work, the location of the material, and your contact information, and we will review and remove infringing material. You are responsible for having the rights to any listing photos or content you upload.

8. Disclaimers & limits

The service is provided without warranties of any kind. Data sources carry their own lags and gaps; degraded sources are flagged in-product where practical. To the maximum extent permitted by law, the Service's total liability is limited to the amounts you paid in the twelve months before the claim.

9. Changes

We may update these terms; material changes will be notified by email or in-product. Continued use after the effective date constitutes acceptance.
